These Terms & Conditions are part of the contract between you (The Customer / Landlord) and Airedale Gas Services (AGS).

1 – Definitions

  • Service Plan – Refers to the type of plan you have chosen to take out (see Clause 2).
  • Boiler – The gas appliance at the rental property that provides hot water and/or heating.
  • Start Date – The date stated on the contract as the start of the service plan.
  • We / Us / Our – Airedale Gas Services.
  • You / Your / Customer – The landlord who has entered into this contract.
  • Force Majeure – Circumstances beyond our reasonable control (e.g. strikes, industrial action, labour/material shortages, traffic delays, extreme weather). In such circumstances, our obligations will be suspended until conditions return to normal.
  • Contract – The agreement between you and us for services provided as per your chosen plan in Clause 2.

2 – Type of Plan and What’s Included

AGS Compliance Pro (£8 p/m or £96 annually)

  • Annual Gas Safety Inspection (CP12)
  • Annual Boiler Service
  • Carbon Monoxide Alarm testing
  • Smoke Alarm testing

AGS Compliance Max (£18 p/m or £216 annually)

  • Everything in Compliance Pro, plus:
  • Boiler parts, controls & labour covered
  • Boiler replacement if deemed unrepairable (T&Cs apply – see Clause 9)
  • No excess fees

3 – Contract Renewal / Cancellation

  • Contracts run for a minimum of 12 months from the first payment date.
  • Unless cancelled, contracts automatically renew each year. Continued payment keeps your plan valid.

4 – Contract Invalidations

We reserve the right to cancel the contract if:

  • False or misleading information has been provided.
  • Payments are more than 7 days overdue.
  • You fail to carry out recommended permanent repairs.
  • Unauthorised work is carried out on the system.
  • Health and safety concerns are identified at the property.

5 – Acceptance onto a Plan

  • Acceptance does not confirm that your boiler or system meets current standards.
  • Acceptance onto a plan does not remove our right to refuse cover for faults that were pre-existing, whether or not they were identified during inspection.
  • Pre-existing faults will not be covered.
  • An AGS engineer will carry out an initial inspection before the contract is confirmed.

6 – Parts & Repairs

  • Parts will only be replaced when beyond reasonable repair.
  • Designer items, towel rails and decorative parts are excluded.
  • Standard manufacturer controls supplied with the boiler are covered
  • Heat exchangers damaged by sludge, scale, or debris are not covered.

7 – Exclusions

Plans do not cover:

  1. Faults or design issues existing before the plan start date.
  2. Damage caused by you, tenants, or third parties.
  3. Damage to property caused by breakdowns (e.g. water leaks damaging ceilings).
  4. Sludge, scaling, or blockages.
  5. Corrosion inhibitor costs or sludge removal.
  6. Boiler repairs within the first 3 months capped at £200 (repairs over this will be quoted separately).
  7. Damage from weather, freezing, or natural events.
  8. Asbestos or hazardous material removal.
  9. Flues concealed within the building fabric.
  10. Gas supply from the meter to appliances.
  11. Accidental, theft, or malicious damage.
  12. Routine maintenance tasks (e.g. repressurising).
  13. Replacement if parts are no longer available.
  14. Standard manufacturer controls supplied with the boiler are covered
  15. Any losses caused by restricted access.

8 – Noise

Noise due to appliance age is not classed as a fault and is not covered.

9 – Boiler Replacement (Compliance Max only)

  • Boilers under 7 years old and deemed beyond repair will be replaced like-for-like, or nearest equivalent model available at the time (proof of age required).
  • Boilers over 7 years old will qualify for a loyalty discount towards replacement – at least 10% off a new boiler supplied and installed by AGS.

10 – Access

  • We are not responsible for systems we cannot reasonably access.
  • If obstructions prevent work, you may be charged a call-out fee.
  • We are not responsible for reinstating damage caused to gain access, unless due to our negligence. We will not be responsible for reinstating decorative finishes (e.g. plaster, paint, tiles) after gaining access.

11 – Annual Gas Safety Certificate & Service

  • We will make up to three attempts to book your annual service and inspection.
  • Responsibility for ensuring legal compliance with Gas Safety Regulations remains with the landlord.

12 – Charges

  • If the plan is cancelled partway through, we reserve the right to charge for services already carried out at standard rates (as per our published price list available on request).

13 – Service Response Times

  • Services are carried out during normal working hours (Mon–Fri, 9am–5pm).
  • Emergency attendance cannot be guaranteed but will be prioritised where possible.

14 – Price & Plan Changes

  • We may review prices, coverage, or terms upon renewal.
  • You will be notified at least 28 days before renewal of any changes.

Complaints & Disputes

If you’re unhappy with our service, please contact us directly. If we cannot resolve the matter, you may seek independent advice through consumer protection services or legal advisors.

Liability

  • Our maximum liability is limited to the total amount you have paid for your current plan year.
  • We will not be held responsible for loss of income, rent, business, goods, or profit.
  • Nothing in these terms limits liability for death or personal injury caused by our negligence.

Cooling-Off Period

You have 14 days from the plan start date to cancel for a full refund, provided no service has been carried out. If services have been used, charges will apply at standard rates.

This is a maintenance contract only. It is not an insurance policy and therefore is not regulated by the FCA
